Our client is looking for a Property Accountant in the Phoenix area to join their growing team! The Accountant will be the primary control for multiple properties and will provide accounting and financial analysis. Description:

• Assume overall financial accountability for any properties assigned to you, as well as full responsibility for all accounting and financial reporting issues. Understanding information received from other shared services departments, having a strong working understanding of such information, and critically analyzing the impact of such information on properties from the aspect of economic and financial reporting are all examples. Examples include recovery accruals, overage rent, straight-line rent, and fixed assets.

• Ensure that all applicable properties meet GAAP, including reconciling general ledger accounts. Other shared services departments may be contacted to inquire about general ledger items prepared by other departments. 

• Conduct a partner distribution analysis to determine expected cash inflows and outflows, as well as the existing cash status.

• Prepare accrual and general journal entries at the end of each month.

• Preparation of monthly financial statements. Prepare a quarterly electronic working document package that provides as a full audit trail.

• Assist with budgeting and forecasting during the yearly and mid-year budgeting procedures.

• Manage debt service, ground leases, real estate taxes, and other special payments, as well as the analysis and reconciliation of related general ledger accounts.

• Act as the primary point of contact with Accounts Payable and the Property Manager for general ledger coding questions.

• Compute a range of unusual figures, such as ground rent participation payments, company license charges, and so on. Examine the underlying agreements, ordinances, and other documents to guarantee accurate calculations.

• From time to time, work on specific projects.

• Any additional obligations that may be assigned, such as cash management and related reporting responsibilities

• Assist with the year-end audit with the support of external auditors
